Becken leases 2,550 square meters to Computacenter in the "Fabrik Office" office project in Munich

Becken, a specialist in project development, revitalization, and asset and investment management for commercial and residential real estate, has signed another long-term, ten-year lease agreement with Computacenter AG & Co. oHG for the “Fabrik Office” project in Munich. The project is being developed through an equal joint venture between Becken and HanseMerkur Grundvermögen (HMG). Computacenter, a technology and services provider headquartered in Hatfield, UK, will occupy approximately 2,550 square meters of office space on the ground floor and first floor starting in August 2024. In addition, the lease agreement includes the use of a 140-square-meter data center on the first basement level. The brokerage firm NAI Apollo acted as the broker.

Jens Hogekamp, Managing Director of Becken Development GmbH, says: "By renting space in the 'Fabrik Office', Computacenter is relocating its site from the east of Munich to Obersendling. The future user was particularly impressed by the high quality of the digital infrastructure, the high-quality building fittings, and the sustainability standards." Hogekamp adds: "The user's exclusive terrace on the first floor, the communal roof terrace on the sixth floor, and the barista bar in the lobby are, in addition to the high-quality architecture, further attractive features and important factors in the final stages of fully letting the property, which has so far attracted tenants from a wide range of industries." In addition, the "Fabrik Office" has a bicycle lift to the basement, where there are changing rooms and showers, as well as e-charging stations in the form of wall boxes for e-bikes and e-cars.

Olaf Drossert, Managing Director of Becken Estates, says: "With the current letting success, the occupancy rate of the Fabrik Office has risen to 70 percent. We are already holding promising talks with other potential users for the remaining vacant space of around 6,600 square meters. Completion is scheduled for March 2024."

The Mittersendling S-Bahn station and Obersendling U-Bahn station are around five minutes' walk away. The seven-storey office building includes a two-storey underground car park with 184 parking spaces. DGNB Gold certification and Cradle to Cradle certification are being sought for the "Fabrik Office", which is being built as an Efficiency Building 40. The project has already received WiredScore Gold certification. Oliv Architekten are acting as architects. The general contractor is Leonhard Weiss GmbH.

Becken is responsible for the operational project development as well as the letting and marketing of the "Fabrik Office". HanseMerkur Grundvermögen AG is participating in the financing of the project via the HMG Finanzierungsfonds II (mezzanine loan) and the HMG Beteiligungsfonds I. The debt financing of the project is provided by pbb Deutsche Pfandbriefbank.
