Becken and HanseMerkur Grundvermögen are leasing an additional 2,500 square meters in the new Munich office building “Fabrik Office”

Becken, a specialist in project development, revitalization, and asset and investment management for commercial and residential real estate, has, in collaboration with HanseMerkur Grundvermögen, leased an additional 2,500 square meters in the new Munich office building “Fabrik Office” on a long-term basis to three companies. The medical technology company Hamilton Medical GmbH is leasing approximately 1,500 square meters on the second floor. The lease is contractually scheduled to begin in the third quarter of 2026. The companies TraXall Germany and mfe. Rechtsanwälte Mößner Ender PartmbB will each occupy approximately 500 square meters on the third floor during the second quarter. All three leases were signed for a term of ten years each.

With the signing of these three new leases, the property’s occupancy rate has risen to 96 percent. Currently, two rental units totaling approximately 900 square meters are still available at “Fabrik Office”: About 500 square meters of vacant space are located on the third floor, and approximately 400 square meters are on the ground floor, featuring a separate entrance, a clear ceiling height of nearly four meters, and a higher floor load capacity.
Among other amenities, the building features a shared rooftop terrace, a bike lift, changing rooms and showers, and an on-site barista bar. It is DGNB Gold certified and meets Cradle to Cradle criteria.
Oliv Architekten served as the architectural firm. Various real estate agencies provided advisory services for the leases: Savills facilitated the lease with Hamilton Medical, Newmark brokered the space for TraXall Germany, and Stock Real Estate provided advisory services to mfe. Rechtsanwälte.
