Becken and HanseMerkur Grundvermögen let 2,500 square meters to FAST LTA on a long-term lease in the new "Fabrik Office" office building in Munich

Becken, a specialist in project development, revitalization, and asset and investment management for commercial and residential real estate, and HanseMerkur Grundvermögen have achieved another leasing success for their new Munich office building, “Fabrik Office.” FAST LTA GmbH, a technology company operating across Europe with headquarters in Munich, has signed a long-term lease for approximately 2,500 square meters of office space on the third floor for a period of ten years. The company specializes in data-secure storage solutions for audit-proof archiving of large volumes of data, particularly in the healthcare and public sectors. The real estate firm Savills brokered the lease. The occupancy rate of “Fabrik Office,” which is scheduled for completion in the second quarter of 2024, has thus risen to 85 percent. The office building was constructed as part of an equal joint venture with HanseMerkur Grundvermögen (HMG).
Jens Hogekamp, Managing Director of Becken Development, says: "In view of the current market conditions, the long-term agreement with FAST LTA is a pleasing signal of the long-term attractiveness of the 'Fabrik Office'. The latest letting success shows that well-designed office properties with high location quality can survive even in a challenging environment. We are currently in promising talks with other potential users for the vacant space of around 3,400 square meters."
Samir Fadlallah, CEO of FAST LTA GmbH, says: "For our long-term space requirements, the 'Fabrik Office' convinced us in several respects: the high building quality, the advantages of a new building and the digital infrastructure at WiredScore Gold level fit our requirements very well. The sustainable construction method with DGNB Gold certification and Efficiency House 40 standard as well as the good accessibility by public transport were also particularly important to us." FAST LTA plans to move into the space in the second quarter of 2026.

Becken is responsible for the operational project development as well as the letting and marketing of the "Fabrik Office". HanseMerkur Grundvermögen AG is participating in the financing of the project via the HMG Finanzierungsfonds II (mezzanine loan) and the HMG Beteiligungsfonds I. The debt financing of the project is provided by pbb Deutsche Pfandbriefbank.
