Becken and HanseMerkur Grundvermögen complete Munich office project "Fabrik Office" on schedule

Becken, a specialist in project development, revitalization, and asset and investment management for commercial and residential real estate, and HanseMerkur Grundvermögen have completed the “Fabrik Office” new-construction project in Munich on schedule. The property at Steinerstraße 11, at the corner of Tölzer Straße 1, was built as part of an equal joint venture between Becken and HanseMerkur Grundvermögen (HMG). In March, approximately 55 percent of the leasable space was handed over to tenants Nano Temper and Ramboll. The technology and services provider Computacenter will move into approximately 2,550 square meters of office space on the ground floor and first floor starting in August 2024. The “Fabrik Office,” which was built as an Efficiency Building 40, has received DGNB Gold certification as well as Cradle to Cradle certification. The project has already received a WiredScore Gold certification.

The 'Fabrik Office' expresses the site's connection to its industrial past through its industrial architecture. The façade, consisting of steel, brick, metal and glass, is reminiscent of its previous industrial use. This guiding theme was also applied to the interior of the common areas such as lobbies, stairwells and elevator lobbies."
Olaf Drossert, Managing Director of Becken Estates, says: "The current occupancy rate is around 70 percent. We are currently holding promising talks to let the remaining 6,600 square meters at
. We assume that the property will be fully let by the end of the year." Drossert adds: "Interested parties particularly appreciate the high quality of the digital infrastructure and the high-quality building fittings." The ecological sustainability of the building, the communal roof terrace on the sixth floor, the barista bar in the lobby and the good public transport connections are also important incentives for companies.

In addition to e-charging stations as wallboxes for e-bikes and e-cars, the "Fabrik Office" has a bicycle elevator to the basement level to the parking spaces, changing rooms and showers located there. The Mittersendling S-Bahn station and Obersendling U-Bahn station are around five minutes' walk away. The seven-storey office building has a two-storey underground car park with 184 parking spaces.
