Becken plans residential tower with up to 180 rental apartments in Hamburg's City Nord district

Becken, a specialist in project development, revitalization, and asset and investment management for commercial and residential real estate, is planning a new residential development in Hamburg’s City Nord district, in the Winterhude neighborhood. A residential building approximately 60 meters tall, featuring up to 180 rental units, is set to be constructed on a site at Überseering 40 that has previously been used as a parking lot. According to current plans, 35 percent of the apartments are to be built in the publicly subsidized rental segment. The ground floor is intended for use by a non-profit educational and support project for gifted children and adolescents. The existing above-ground parking lot will be demolished—high-quality outdoor facilities are to be created here that integrate into City Nord’s open-space concept.
An international architectural competition laid the foundation for the development. First prize went to London-based Caruso St. John Architects, which will also be responsible for the further design planning of the residential tower. With the establishment of a project-related development plan, the planning requirements for the realization of the residential tower are now to be created. The development plan procedure was initiated by the responsible district office. Further urban development will be closely coordinated with the authorities.
Jens Hogekamp, Managing Director of Becken Development, says: "The use of the site directly adjacent to the future U5 station for residential construction is fully in line with the housing policy objective of leveraging inner-city residential construction potential. The construction of the residential high-rise supports the goals of the city of Hamburg and the Hamburg-Nord district to create needs-based living space in well-connected inner-city locations."
Sandra Meyer, Head of Residential at Becken Development, says: "By removing the above-ground parking area and creating green outdoor spaces, the project is contributing to the urban redevelopment of the neighborhood, which will be increasingly focused on residential use and urban living." Meyer adds: "The design by the architectural firm Caruso St. John fits perfectly into the structure of City Nord and makes an important contribution to its transformation into an urban district."
Hamburg's City Nord was originally planned in the 1960s as an office district with a strong focus on car traffic and functional separation, nestled between Stadtpark, Alsterdorf, and Winterhude. With the ongoing construction of the new subway line 5, a station is being built directly on Überseering, which will connect City Nord to the urban rapid transit network in the future and significantly enhance the location for both employees and residents. City Nord has been undergoing a transformation into a mixed-use urban district for years, not only due to the construction of the new subway line, but also thanks to several development projects.
